Buying Your Property

Once you’ve chosen the home you want to buy, the property process can be simplified to 10 basic steps. We successfully handle hundreds of residential property sales each year in the Launceston area and beyond . Our experienced conveyancing team will expertly guide you through each of these steps and keep you informed of progress throughout the whole sale process.

The 10 steps to buying a property:

We will request the contract papers – including copies of the deeds and information on the property from the seller’s solicitor. We will also fully investigate the title to your property, checking that all necessary rights, planning permissions and guarantees are in place, and report back to you.

2 We will carry out appropriate searches, including contacting local authorities to ensure that there are no local planning issues which might affect your decision to purchase and report back to you fully.
3 We will consult with you to establish that the conditions of the mortgage offer received are acceptable. We will then agree a convenient date for you to move.
4 We will send the agreement and deposit to the seller’s solicitor.
5 We will prepare a final account and send it to you, requesting any funds required.
6 We will prepare a Transfer Deed and send it to the seller’s solicitor for approval.
7 We will carry out the final searches, checking that the details held by the Land Registry have not changed since the start of the process and undertake final financial checks to ensure your mortgage can be completed.
8 If the purchase price is over £175,000, we will the pay the Stamp Duty Land Tax to HM Revenue and Customs.
9 We will apply to the Land Registry to register you as the owner of the property.
10 We will check through the Title Information Document following registration and send you a copy or keep it in our offices.
